Chiang Mai Rimping Condominium Thailand restricts foreign ownership of real property in the Kingdom although it is allowed in a few limited cases. A house or other property may be purchased by a legally registered business the foreigner has an investment in (limited to 39%) if that business has proof of investment of more than 40 million Baht. More common is the purchase of a condominium unit which is allowed if foreigners own no more than 40% of the units. Many condominium developers actively market to "Farangs" and a sizable number of long term foreign national residents own condo units in Chiang Mai and elsewhere in Thailand.

For single family residences there are other options available. One way of securing a long term home in Chiang Mai has been for a Farang to assist a spouse or other nominee in purchasing a house or building plot. In many cases the investment is secured by arranging a 30 year renewable lease with the owner of record. To make an arrangement like this, the advice and services of a good local attorney are a must.

Although property prices tend to be lower in Chiang Mai than in Bangkok and often considerably lower than in most western countries, inflationary pressures are making it harder to find the type of bargains that were rumored just a few years ago. Still, the cost of housing, the generally lower cost of living in the North of Thailand and the quality of life makes Chiang Mai an attractive destination for retirement or long holidays.

If you are thinking of a home purchase or building project it's never a good idea to make a spur of the moment decision. Get to know the area and spend some time getting to know the good points and bad points. Does it have enough to do to keep you happy? How long does it take to get to the airport or shopping or golf? Can you imagine living here?

In the current slow real estate market most home sellers are happy to lease a house for six months or a year which will allow you time to make a good decision. The houses shown on this page (and units in the condominium tower) are all available for either rent or sale at the time of this writing.

Buying property or leasing a house long term is a major investment. It’s confusing enough in our own country, think what it’s like in a foreign language, in a country which uses a different legal system.
